General Manager - Mobilisation

At Fresh, we're looking for an experienced General Manager to lead our brand-new student accommodation community, Octa, Coventry.

This is an exciting opportunity for a proven PBSA leader who has successfully managed a student accommodation scheme, driven occupancy performance, and delivered exceptional resident experiences. We're looking for someone who can take full ownership of site performance, lead a high-performing team, and confidently drive leasing strategy from enquiry through to conversion.

The Role:

As General Manager, you will have full accountability for the performance of the building. You will lead a high-performing team and be responsible for delivering strong commercial results, operational excellence, outstanding resident satisfaction, and industry-leading occupancy performance.

Key Responsibilities:

• Recruit, lead and develop the on-site team, driving a high-performance culture.
• Take ownership of occupancy and revenue targets, leading the site's leasing strategy and ensuring strong conversion performance throughout the sales cycle.
• Analyse market trends, competitor activity and reporting data to maximise occupancy and revenue opportunities.
• Control site budgets, forecasting and expenditure.
• Own the end-to-end resident journey from enquiry through to check-out.
• Oversee all aspects of site operations, ensuring the building operates safely, efficiently and remains fully compliant.
• Act as the primary representative of the Fresh brand, managing client and stakeholder relationships.
• Drive service standards, resident satisfaction and continuous improvement initiatives.

About You:

You are an experienced PBSA General Manager with a proven track record of successfully operating a student accommodation scheme and delivering strong occupancy results.

You will bring:

• Proven experience as a General Manager or senior manager within the PBSA sector.
• Strong leasing and sales experience, with a track record of achieving and exceeding occupancy targets.
• Experience leading the full operational performance of a student accommodation property.
• Excellent commercial and financial acumen, including budgeting, forecasting and revenue management.
• Strong people leadership skills with experience developing and motivating teams.
• A sound understanding of compliance, health and safety, and operational risk management.
• A resident-focused approach with a passion for delivering exceptional customer experiences.
• The ability to build strong relationships with clients, stakeholders and university partners.

The role offers full time hours worked Monday – Friday and is due to start at the end of October 2026.
